It’s performed by a licensed Professional Real Estate Inspector like me. The goal is to give you a clear picture of the home before you move forward with your purchase. That way, you’ll know about potential issues ahead of time and can make confident, informed decisions.

No — home inspections are not “pass” or “fail”.
What I provide is a detailed written report that explains the condition of the home and highlights any areas of concern I see during the inspection. -
Most inspections take a few hours.
That exact time depends on a few factors — the size of the home, its condition, and how easy it is to get to areas like the roof, crawl space, and attic. I’ll always let you know what to expect before we begin. -
It’s not required, but it’s recommended.
If you’re present, I can walk you through what I’m seeing and answer your questions directly. At the same time, it’s important that I have uninterrupted time to go through the property thoroughly. The best approach is to let me complete the inspection first, then review everything with you at the end.If you can’t attend, that’s not a problem — all the details will be in your report.

I will need to access to the entire property.
If the home is occupied, please make sure hallways and passageways are clear, pets are secured, and areas like the attic, electrical panel, and crawl spaces are easy to get to. This ensures you get the most complete and accurate inspection possible. -
